Hunter's Run Shopping Center - Green River
(February 2007)


     The Green River City Council approved the execution of a contract with
Northwest Developers of Loveland Colorado on February 6, 2007 for the sale of
4.6 acres in the College Business Park on Upland Way across the street from
Green River High School for a potential retail development and shopping center.
The developer recently purchased 32 acres from the City in the Business Park
and has started construction on the first 69 unit phase of a planned 297 unit
condo development. With other recently announced residential projects, upwards
of 500 new housing units are scheduled for development in the Upland Way
neighborhood during the next several years. The City is also starting the land use
and utility development planning for residential development on the south side of
Green River that may open up an additional 750 acres to residential development
where as many as 1,200 new residential units could be constructed during the
next 10 years. Northwest’s plan includes the development of a 40,000 to 70,000
s.f. neighborhood shopping center to serve the growing neighborhood. Futures is
working closely with the developer and its real estate team on tenant recruitment.
The terms of the contract give the developer nine months to secure tenants and
